A prefab home is a house whose wall panels, structural frame and utility runs are produced in a factory and assembled on site. Months of on-site construction move into a controlled production line; the site keeps only the foundation, assembly and connections. The result: a calendar measured in weeks and costs without surprises.

Single-storey prefab homes

Efficient step-free plans in the 48-100 m² band. The most popular class for country homes, retirement homes and first standalone houses; installation is fastest here.

Two-storey prefab homes

Twice the living area on the same foundation footprint. For larger families and narrow plots with big needs; two-storey plans run from a compact 66 m² up to 227 m².

Modular villas

What drives prefab home prices?

The main reason market prices vary so widely is scope, not quality. A structure-only quote and a turnkey quote cannot be compared. Before comparing, force every offer onto the same scope: structure + installations + interior finishes + assembly.

Four lines set the price: floor area, plan content (rooms and wet areas), storey configuration and delivery scope. Plot-driven variables come on top: foundation type per soil report, transport per distance, utility connections per parcel.

Ask for it in writing: the scope list, whether plot lines are included, material certificates and warranty terms; plus how long the quote stays valid.

How long does a prefab home take?

For standard models, production and installation take an average of 21-28 days from contract to turnkey. Most of that time passes in the factory: module and panel production runs 10-14 days, while on-site assembly takes only 3-5 days.

Soil study and foundation work run parallel to factory production, so they add nothing to the calendar. Permits follow the municipality’s schedule and are planned separately.

Prices are on a Türkiye production and delivery basis; foundation, transport and plot-specific lines are calculated per parcel.

How long does a prefab home take to install?

An average of 3-4 weeks from contract to turnkey for standard models. Factory production takes 10-14 days and runs parallel to foundation work; on-site assembly takes 3-5 days with no crane or heavy machinery, with connections and final checks adding 2-4 days.

Does a prefab home need a building permit?

Yes; a prefab home used as a permanent residence falls under zoning law and requires a building permit, following the same steps as conventional construction: architectural project, structural calculations and municipal approval. We prepare the technical documents during the design phase.

Are prefab homes cold in winter?

Not when the system is properly insulated. ifHaus wall panels carry thermal insulation as a built-in layer, and windows are specified to match. Customers in cold regions report winter comfort equal to reinforced concrete homes.

How long does a prefab home last?

A prefab home built with the composite modular system serves for decades with only routine maintenance. The composite material does not rust, rot or host insects; assembly and insulation quality are what determine building life.

Prefab or reinforced concrete, which makes more sense?
