What is a steel home?
A steel home is a dwelling whose load-bearing system is made of steel profiles rather than reinforced concrete. The frame is produced to precise dimensions in the factory; walls, floors and roof are completed with panel systems fixed to that frame. The clearest difference from conventional construction is that most of the work happens in a controlled production environment rather than on the plot.
This is not merely a production preference — it changes the outcome. Weather and fluctuating on-site labour do not affect production quality, connection details are applied to the same standard in every building, and the total timeline drops from months to weeks. What remains on the plot is the foundation, crane assembly and connections.
The term “steel home” has spread quickly in Turkey, and with it a conceptual confusion: three very different building types are marketed under the same heading. Clarifying that distinction is the first step to a sound decision.
One name, three different buildings
The buildings that come up when you search for “steel home” actually belong to three separate categories. Knowing which one you are looking at is essential before comparing prices.
Heavy steel structure
The system used in factories, warehouses and industrial buildings, designed to span large distances. At residential scale it is usually heavier and costlier than needed; its real strength lies in wide-span, single-volume buildings.
Container conversion
Standard-size steel containers converted into living space by fitting out the interior. Fast and economical, but dimensions are limited by container standards, and because the steel shell conducts heat, insulation is entirely a matter of layers added afterwards.
Light-gauge steel modular home
An approach where the building is designed as a home from the outset and the frame and panel system are conceived together. Insulation is resolved inside the component at the factory and dimensions follow the floor plan. ifHaus models belong to this category.

What drives steel home prices?
You will see a very wide price range for steel homes on the market, and most of that range comes not from quality but from differences in scope. Two quotes for the same floor area are not comparable if one covers only the shell and the other is turnkey.
Four main items set the price: floor area, plan content (number of rooms and wet areas), storey configuration and delivery scope. On top of these come plot-related items: the foundation type follows the ground survey, transport is calculated by distance, and site infrastructure (electricity, water and sewage connections) differs from plot to plot.
When requesting a quote, ask for four things in writing: the scope list, whether plot-related items are included, the material certificates for the load-bearing system, and the warranty periods given for the structure and waterproofing. Also ask how long the quote is valid; cost movements in steel and insulation feed into prices from period to period.
How long does a steel home take to build?
For standard models, production and installation take an average of 21-28 days from contract to handover. Most of that time is spent in the factory: module production takes 10-14 days, while crane assembly on the plot takes only 3-5 days.
Because the ground survey and foundation work run in parallel with factory production, they are not fully added to the total. The building permit sits outside this timeline and depends on the municipality; starting the permit application in parallel with production preparations is the single most effective way to shorten total delivery time.

How much does a steel home cost?

Are steel homes earthquake resistant?
Properly engineered and correctly assembled steel homes are earthquake resistant and hold a structural advantage: the force acting on a building in an earthquake is proportional to its mass, and a light-gauge steel building is markedly lighter than a reinforced-concrete one of the same size. Steel is also ductile; it absorbs energy through controlled deformation rather than sudden failure. What makes buildings risky is not the name of the system but unengineered, unsupervised work.
Are steel homes cold in winter?
A steel home with properly resolved insulation is not cold in winter. What matters is not that the frame is steel, but the quality of insulation in the wall and roof layers and the continuity of the connection details. In the ifHaus system insulation is resolved inside the panel at the factory, and connection details are applied to the same standard in every home.
Do steel homes need a building permit?
Yes. Steel homes used as permanent dwellings are subject to a building permit under Zoning Law No. 3194. Being factory-produced, steel-framed or quick to install does not remove that requirement. A building permit must be obtained before installation, and the occupancy permit process completed afterwards.
How long do steel homes last?
A single number would be misleading; lifespan is set by material quality, production standards, assembly accuracy and regular maintenance rather than by the name of the system. A building produced with corrosion-protected steel framing and correct waterproofing details keeps its comfort for decades when maintained. Rather than “how long does it last”, the better question is “which tests has this system passed and what certificates does it hold”.
What is the smallest steel home model?
The ifHaus range starts at a 48 m² 1+1 single-storey model and extends to a 227 m² 6+1 two-storey model. Single-storey options sit in the 48-73 m² band, two-storey options in the 66-227 m² band. The current list is in the table above.
Is a steel home the same as a container home?
No. A container home is produced by converting standard-size steel containers into living space; its dimensions are limited by container standards and the steel shell brings its own insulation challenges. A light-gauge steel modular home is designed as a dwelling from the outset; dimensions follow the plan and insulation is resolved inside the component.
Can a steel home be relocated later?
Modular buildings can technically be dismantled and moved, but that does not make them “temporary structures” or remove the permit requirement. Relocation requires a crane, transport and a new foundation, and a fresh permit process applies on the new plot. In practice modular homes are designed to be lived in for many years on one plot, not to be moved.
