What is ifHaus?

ifHaus is a building brand producing turnkey modular villas and prefab homes with a composite modular building system. Modules are made at our Istanbul factory and assembled on your land. There are ten ready models from 48 to 227 m², single and two storey, all adaptable to your site.

What are ifHaus homes made of?

The structure is built from load-bearing composite panels, with thermal, acoustic and moisture insulation in the panel core. The materials used are Class A CE certified. Composite material does not rust, rot or harbour insects.

What is the biggest advantage?

Predictability. An average of 3–4 weeks from contract to handover, a fixed and published price, and quality control under factory discipline. On most projects, activity on your land does not exceed a week.

Why is it better than conventional construction?

On a conventional site, the calendar is set by weather, labour and the supply chain. In the composite modular system most of the work finishes in an enclosed factory, leaving foundation, assembly and connections on site; which means less time, fewer site operations and more predictable cost.

How does it differ from classic prefab?

The difference is the depth of factory work. In classic prefab, panels are joined on site and part of the interior work happens on the land. ifHaus modules leave the factory with the bathroom tiled and the kitchen fitted, leaving only assembly on site. And rather than old-generation thin sandwich panels, they use load-bearing composite panels.

What does ifHaus offer the customer?

Turnkey, contracted and guaranteed production. Electrical and plumbing come ready and smart-home infrastructure is standard. A structural warranty and after-sales technical support are provided, and the process runs in four steps: design, production, logistics and installation.

How long does installation take?

An average of 3–4 weeks from contract to handover. Factory production takes 10–14 days and runs parallel with foundation work on the land. Site assembly finishes in 3–5 days with no crane or heavy machinery; connections and final checks take 2–4 days.

Are the homes genuinely durable?

The building system has passed fire and earthquake testing and is built from Class A CE-certified materials. The composite system’s low mass is an advantage under seismic loads. Every project is verified by structural calculation against the ground conditions of the site.

Do they handle hot and cold climates?

Accepted Answer

Yes. Insulation comes from production in the panel core, so layer continuity is inherent to the structure and no external cladding is needed later. High insulation performance keeps the interior comfortable in both cold and hot climates, and windows and joinery are selected to match.

Are they fire resistant?

The building system has passed fire testing and uses Class A CE-certified materials. No building is absolutely fireproof; what matters here is the system’s documented fire performance. Test reports are shared on request.

Are they energy efficient?

Continuous insulation in the panel core reduces heat loss, and because factory production lowers the number of site joints, thermal bridging risk falls too. That reduces heating and cooling loads. Smart-home infrastructure is provided as standard.

What areas are available?

The ready range runs from 48 m² 1+1 to 227 m² 6+1. The plans in between are set at 66, 73, 86, 99, 100 and 162 m². If your need does not match a plan on the list, we adapt an existing model or design from scratch.

Single or two storeys?

Accepted Answer

Both. The single-storey models are İz, Mira, Koru, Eksen and Nova; the two-storey models are Form, Vadi, Yuva, Vera and Lina. A two-storey layout gives two floors of living on the same foundation footprint; decisive on parcels with a low ground coverage ratio.

Can the plans be changed?

Yes. We adapt the plan to your land and needs, and the interior layout is customisable. Changes are resolved within the 1x1 metre modular grid, which keeps the plan efficient. We also design from scratch.

Can the exterior be customised?

Accepted Answer

Facade cladding, colour and joinery options can be worked on. In the land-specific design flow you can see facade alternatives alongside your first plan. The final facade decision is settled under the architectural team’s review.

Is it only suitable for homes?

Accepted Answer

No. We also build prefab barn projects with the same production system; composite panel solutions planned around livestock capacity. The system also suits second homes, tourism and investment use.

Can they be relocated?

Accepted Answer

ifHaus homes are built as permanent residences on a permanent foundation and require a building permit; they are not in the movable-structure category. A permanent foundation is what makes occupancy, permanent utility connections and mortgage eligibility possible.

Is a building permit required?

Accepted Answer

Yes. A modular home used as a permanent residence requires a building permit under the Zoning Law. The process works as it does for conventional construction: architectural project, structural calculation and municipal approval. We prepare the necessary technical documents during design.

Can utilities be connected?

Accepted Answer

Yes. Once the build is complete an occupancy permit is obtained, and occupancy is what allows permanent electricity and water connections. Because electrical and plumbing are prepared in the factory, only the connections are made on site.

Can it be built on any land?

Accepted Answer

Two conditions decide it: the land’s zoning status and site access. The zoning coefficients (TAKS and floor area ratio) together with setbacks define the buildable envelope, and a wide-load vehicle must be able to reach the parcel. The land calculator shows these limits in minutes.

Can it be built on farmland?

Accepted Answer

On agricultural parcels the building conditions differ from zoned land; separate rules apply to agricultural structures and to housing, and in some cases a provincial agriculture directorate opinion is required. The process needs to be assessed together, based on your parcel’s deed and zoning status.

How is the price set?

Accepted Answer

The main driver is module count and total area, followed by plan content (number of rooms and wet areas, kitchen layout) and the storey arrangement. Published prices cover the turnkey structure and the list starts at around $20,000 (999,000 TL). Foundation, transport and site infrastructure are calculated separately per parcel.

What does the buyer process look like?

The process runs in four steps: design (about a week), production (10–14 days), logistics (1–3 days) and installation (3–5 days). During design, the right plan for your land is defined and planned with 3D visuals. After final testing the keys are handed over with a briefing on using the home.

How do the warranty and after-sales support work?

Accepted Answer

Production is contracted and guaranteed: a structural warranty and after-sales technical support are provided. The scope and duration of the warranty are written into the contract. Post-handover support requests are handled via 0850 532 2458 and info@ifhaus.com.

Can it be used as an investment?

Accepted Answer

Yes. A permitted modular home on a permanent foundation, with an occupancy certificate, is assessed like a site-built house for lending and resale. The short production calendar is also an advantage for additional homes aimed at rental income.

Is it suitable for tourism projects?

Accepted Answer

It is. Being able to build several units from one plan, the repeatability of production and a site period measured in days are clear advantages for tourism projects. Capacity and layout are planned together according to the parcel’s zoning conditions.

Does ifHaus offer dealerships, and how do I apply?

Yes. We accept province and region based dealership applications across Türkiye. Production, transport, installation and the structural warranty stay with ifHaus; the dealer is responsible for sales and site surveys in its region.
