The Turkey Prefab Home Price Index is a regularly updated reference table derived from the starting prices of ifHaus turnkey modular villa models. The table shows each model’s price per square metre and the average price per m² across all models; the values are calculated automatically from the current published price list.

Prices are the turnkey starting prices of ifHaus modular villa models, taken from the current price list. The final price may vary according to the location of the plot, ground and infrastructure conditions, and optional requests.
Methodology
The index is based on the turnkey starting prices published in the ifHaus model catalogue; each model’s price is divided by its floor area to obtain the price per m², and the arithmetic mean of these values gives the index average.
What is included?
The figures cover the turnkey scope: structures with electrical and plumbing installations ready, CE certified, earthquake- and fire-tested; exterior cladding, joinery, interior finishes, and kitchen and bathroom installations are included in the price.
What is excluded?
Plot-related items such as foundations, transport and site infrastructure (electricity, water and sewage connections) sit outside the index prices; since these differ from plot to plot, they are clarified separately at the quote stage.
Update frequency
The table is calculated automatically from the current price list; whenever the price list changes, the index updates itself. The period label on the page is refreshed quarterly.

Why does the price per m² differ between models?
What generates cost is not empty space but the content of the floor plan: the number of rooms, wet areas (kitchen and bathroom), the storey configuration and the amount of joinery all change the unit cost. Fixed items such as production and installation also weigh more heavily in the total on smaller builds.
