Most comparisons put a factory price next to a finished-house price and call it a saving. The honest comparison is delivered cost against delivered cost; and the difference comes from five specific lines.

The comparison most articles get wrong
Type "modular vs stick-built cost" into a search engine and you will meet the same broken comparison a dozen times: a modular factory price on one side, a finished stick-built house on the other. One number excludes the foundation, transport, site assembly, utilities and finishing; the other includes all of them. Of course the first number looks like a miracle.
The only comparison that means anything is delivered cost against delivered cost: everything from bare plot to keys, on both sides. Five lines where the factory wins
Labor hours. On a site, trades work sequentially; framers wait for weather, electricians wait for framers. In a factory, stations work simultaneously on a line, with jigs and fixed tooling. The same wall takes a fraction of the person-hours.
Material waste. Site framing typically wastes 10–15% of what is delivered: offcuts, weather damage, theft. A factory cuts to optimized patterns and recycles offcuts into the next unit; waste runs in the low single digits.
Weather. A factory has no rain days, no frozen concrete, no summer slowdown. Schedule certainty is itself a cost line; every idle site day is paid supervision and financing.
Purchasing. A factory buys framing, boards and fixtures by the container, at volumes no single-house builder can match.
Rework. Station-by-station inspection catches errors while they cost minutes. On site, the same error is often found after it is closed into a wall.
The lines that cost exactly the same
No factory discounts your land. Permits, the foundation, utility connections, the driveway, landscaping; these cost the same whether the house above them was framed on site or in a plant, and in expensive markets they can be half the budget.
This is why serious modular sellers quote whole-project savings in the 10–20% band, not 50%. Anyone promising half-price housing is comparing a factory-gate number to a turn-key number and hoping you will not notice.
The lines that can cost more
Transport is a real line: modules are wide loads, and past a few hundred kilometers the trucking, permits and escort vehicles start eating the factory saving. And module dimensions constrain design: spans and room shapes that ignore the module grid get expensive.
None of these kills the model; they define its radius. Modular economics are strongest when the route from factory to plot is boring.
Time is a cost line, not a footnote
A stick build typically occupies 8–14 months of calendar. A modular project compresses the site phase to weeks; and runs the factory phase in parallel with the foundation. Put numbers on it: every saved month is a month of construction-loan interest, a month of rent or double housing, and a month of exposure to material price moves. On a mid-size project those lines routinely add up to five figures; yet most cost comparisons omit them entirely.

Modular vs stick-built, line by line
Does cheaper mean lower quality?
No; and this is the point most often misunderstood. A code-built modular home passes the same building code as a site-built house; the factory simply reaches compliance with better tooling. Indoor material storage, jig-built geometry and per-station inspection are quality upgrades, not shortcuts.

Is financing different for a modular home?
For a code-built modular home on a permanent foundation, no; standard construction loans and mortgages apply, and appraisal treats it like site-built housing. Manufactured (HUD-code) homes are financed differently, which is one more reason not to confuse the categories.
Can a modular home end up costing more than stick-built?
Yes, in specific cases: very remote sites, extreme transport distances, plots delivery trucks cannot reach, or heavily bespoke designs that fight the module grid. The honest move is to price both approaches for your actual plot before deciding.
