Why these two provinces carry Canadian modular demand

Ontario and British Columbia hold Canada's two most stressed housing markets. The Greater Toronto Area and Metro Vancouver combine the country's highest land prices with chronic construction-labor shortages; precisely the conditions where factory-built housing earns its keep, because the factory replaces scarce site labor and compresses the calendar.

Policy is pushing the same direction. Both provinces have loosened rules for laneway homes, garden suites and small-scale multi-unit infill, and BC's legislation now allows several units on most single-family lots. One certification, two building codes

Canada's virtue, from a factory's point of view, is that it runs one national certification for factory-built construction: CSA A277. A certified plant is audited and its modules carry a label that building officials in every province accept as proof the factory-built portions meet code; the inspector checks the site works, not the inside of your walls. What changes at the provincial border is the building code the modules must be engineered to: the Ontario Building Code (OBC) in Ontario, the BC Building Code (BCBC) in British Columbia; both derived from the National Building Code, then tuned to local climate and geology. The label gets you through the door; the engineering must still speak the local dialect.

Ontario: snow loads, basements and GTA logistics

Ontario's structural personality is winter. Ground snow loads across much of the province are high, frost depths push foundations deep, and buyers expect full basements, which suits modular well, since the modules simply land on a conventional foundation built while they were in production.

Logistics center on the GTA: modules arriving from overseas typically enter through the St. Lawrence ports or by rail to the Toronto area, then move as wide loads under provincial and municipal escort rules. Permitting runs through the municipality, and in the GTA queue time (not construction) is usually the schedule's long pole.

British Columbia: seismic design and the Energy Step Code

BC adds two requirements Ontario mostly does not. First, seismic: the south coast sits in Canada's most active earthquake zone, and the BCBC's seismic provisions shape every structural decision. Second, energy: the BC Energy Step Code sets performance tiers above the base code, with many municipalities requiring upper steps. Meeting them is mostly an airtightness-and-envelope game, and factory-built walls (assembled indoors, in jigs, with per-station QC) test tighter than typical site framing. What "delivered" costs in Ontario and BC

The delivered-cost stack is the same five lines in both provinces; only the numbers move. Module price first: ifHaus publishes USD bands per model, with the 100 m² class starting around $45,000 on a Türkiye production basis. Then ocean freight; Mediterranean to Vancouver or into the St. Lawrence, typically a four-to-six-week leg. Then duties and taxes, which depend on classification and origin and belong in a customs broker's hands before you sign anything. Then inland trucking as a wide load, and finally the fully local lines: foundation, connections, finishing.

Importing modules: the honest path

CSA A277 does not care where a factory stands: overseas plants can be certified through the same audit-plus-in-plant-inspection regime Canadian factories use, which is what makes imported modular housing legal rather than merely possible. The label travels with the module.

Yes.
